They ranked the Cary-Raleigh market first and the Durham-Chapel Hill market sixth on its list of the healthiest markets among the top 100 U.S. housing markets. On the other hand, a new study by American City Business Journal has ranked Cary the No. 25 "wealth center" in America and tops in the state.

All the above studies and findings once again showing you that the Triangle housing market actually did pretty well and our Wake county closed Sales in 2010 actually increased 7.2% and the median home prices increased 4.7% to $207500. Also, the inventories in January in Wake county dropped 12.3%.

How you can take advantage on the new tax credit before it is gone?

We all knew the $8000 first time home buyer credit was extended and if you are existing home owners and owned the house for the past 5 years, you are qualified for $6500 as long as you did not make more than $125K and $225 for joint filers.

So, let's find out how this new credit will affect you as a
(1) Trade-up home buyers, (2) Downsized home buyers and (3) Real estate investors.

First, if you are waiting to trade up your existing homes and like to make a home purchase in order to take advantages the $6500 tax credit. You will need to consider how to do with your existing homes.
Do you need to sell it or rent it out?
Do you need the equity from your existing home in order to put at least 20% down so you don't need to pay the PMI (Private Mortgage Insurance).

If so, you may want talk to several mortage brokers how you can draw the equity line from your primary residence so you don't need to sell the house but still able to put down 20% down. However, if you decide to sell and I will suggest you to have an entrusted real estate advisor to help you to do a Comp analysis and order an apprasial and wallk you through from staging and maketing cause the competition that the sellers faced today are way more complicated than 2 years ago.

I already heard a couple stories that even the seller and buyers agreed on the final purchase price but the apprasial came back and short $20K and the seller had to reduce the price in order to close the property. So, right now is defintely a buyer's market and seller if you don't want to handle 2 properties and want to get rid the old house, had a realtor you can trust and sit down and explore all the options.

I recommends some of my trade up home buyers to rent their house instead of selling right the way if the rent can cover the monthly payment. But everyone is different and so talked to your entrusted real estate advisor and see which investment strategies work the best for you and your family.

Secondly,for those planning to downsize their home and you will defintely want to get rid the big house cause you like to save everything from annaul property tax, home insurance, utilities and I will recommend you sell the big one cause if your goal is to simply to save as much as possible.
You want to buy a smaller one and get the $6500 as a bonus from the government!
Of course, if you don't want to sell your big house but you know you are planning to sell it eventually and you may want to retain a property managment company to handle all the tenant showing, screening, eviction...e.t.c in case you want to wait until the market picks up.

I will share with you next time how the (3) Real Estate Investors can take advantage the home buyers credit....

Closing postphoned by H1N1 Flu..

I had a closing last Friday and my buyers were able to get the loan processed and closed in 2.5 weeks! So, my buyer could close the house 2 weeks earlier than the scheduled closing. Anyway, when my buyer and I sat on the closing table and the closing attorney came in and told us the seller who already moved to another state forgot to sign the one of the documents and so we had to wait until Monday.

Today, I called the closing attorney office and want to find out if the seller signed the paper and Fedex to the closing attorney and the answer was the seller's son had H1N1 flu and cannot go out. My buyer need to wait a couple more days until the seller can go out and mail the paper back to the closing attorney. I know H1N1 is affecting all of us but this is the first time I felt the threat of H1N1.....
Hope all our fellow realtors eat well, stay healthy and prepare to fight the H1N1 attack....

First time home buyers credit $8000 extended by Senate and new $6500 credit..

If you are currently homeowners and owned your homes at least 5 years would be eligible for tax credits up to $6500. The credit is good for purchase your principal homes costing $800K or less and would be phased out if you made more than $125K or $225K for joint filers.

Senate voted on Wendesday to extend First-time homebuyers tax credits of and expand the tax credit to includebuyers who already own homes.

In my opinion, the home buyers credit extend to existing home owners defintely a good idea cause the $8000 credits actually helped a lot of my first time home buyers to pay for their closing cost and to digest most the starter homes and foreclosured homes inventories priced under $250K in our area. But we have a high inventories which are priced $315K or up and so I can see once the $6500 credit approved by the house and will have a positive impact and to reduce those range. But you will need to meet the time limit and income limit in order to get the $6500.

To qualify for the tax credit, you will need to sign a purchase agreement by April 30, 2010, and close by June 30, 2010. Anyway, it defintely a good news to a lot of existing home buyers and I can see a lot of my buyers will able to take advantage the $6500 tax credit and is defintely one step forward to stabilize the existing housing market! I can see the housing recovery is right at the corner....

Anyway, it is not final until it is passed by the House but will defintely keep you update and talk more how you can take advantage the $6500 credit if you want to trade up your current homes.

-Dallas-based ACS (NYSE: ACS) Affiliated Computer Services is hiring for about 150 positions at its Raleigh call center, the company announced Monday. ACS currently employs 2,600 in North Carolina, including about 2,300 in the Triangle.

-Stiefel laboratories was acquired by GlaxoSmithKline has announced it will shutter its 200-plus employee operation in Duluth, Ga and relocate to RTP next year and GSK employs about 4,000 people in its U.S. headquarters in Research Triangle Park.

- AAIPharma Inc a clinical research organization that was based in Wilmington, has changed its name to ZeeCRO and moved its corporate headquarters to Cary.

-Raleigh has the 28th lowest uninsured rate among the nation's 70 largest cities, according to new data from the U.S. Census Bureau with 16.73 percent of its population not covered by health insurance.

-North Carolina tied with Arizona and Washington as the sixth most popular states in the nation when it comes to where people want to live, according to a Harris Interactive poll.

-People in the Triangle made more money, with fewer living in poverty, last year despite the worst economic conditions in decades, according to data released Tuesday by the U.S. Census Bureau

Which bank has the best customer services in Triangle?

I spent my whole morning to deposit lots of check for my company, my clients, the closing attorney and my investors and so I went to Captial Bank, Bank Of America. Wachovia, Suntrust Bank and I felt I can share my thought with you.
I can tell you I enjoyed the most when I went to Capital Bank cause they always had fresh cookies and coffee and tea or even hot chocolate ready for you. They also offer 4.01% on my checking account which you cannot bet their rates and their services.
Then, I had to deposit the earnest money check in the attorney trust account at Wachovia bank, which they still offer bottle of water and chips.
I drove to the Suntrust and then Bank of America...I had to tell you that I love Capital Bank the Best not because their cookies and coffee. It is the philosophy behind their business to treat you like their friends...always made you feel welcome!

Do you pay attention to any of these good news around you?? We are blessed to live in Cary, Raleigh, Morrisville, Chapel Hill, Durham and surrounding areas... How a onsite agent turn the buyers agent away!

To all Home builders and Sellers!! Be careful when you pick your representative when selling or marketing your homes cause if you pick a wrong one and no matter how good the house and price you offered, it still hard to move or sell anything!

nces It happened yesterday in a beautiful neighborhood in Morrisville but I see a lots of vacant lots and they started to build 3 years ago and other nearby neighborhoods already sold out and I guess I know the reasons behind.

I was trying to set up an appointment for my buyer and I called the Sales office to tell the onsite agent that my buyer and I would like to visit them but I told him we did look around other nearby neighborhoods. The onsite agent immediately questioned " Did you try to ask your buyer not to consider our neighborhood?" I was shocked cause I did not expect the onsite agent who I never meet will question me why I take my buyer to look at other neighborhoods.

Then, he asked me another question "Did you have your buyer agency agreement signed and show it to me when you guys are here." I can tell you I feel I am talking to a Cop instead of the onsite agent. I sold 7 houses this month (Three of them are presale & price over $450K and sold so many presale homes and lots in different new home subdivisions and never ever questioned by any onsite agent to ask me to bring the agency agreement or ask me to prove it to him. We set up to meet at the Sales Office at 4p.m. and my buyer called me that he could not get off from work until 5:30p.m I called the onsite agent immediately and let him know we need to re-scehdule to 5:30p.m. The onsite agent was not happy and told me he supposed to get off work at 6p.m and asked me why we need to re-scheudle. I told him the buyer could not get off from work and he still was not happy.

If you are Home builder and seller, you should really found out how your onsite agent talking and treating to your potential buyers and fellow buyer agents. If the onsite agent or listing agent did not care the present and future working relationship with one another and it really turned off the buyers or other agent's willingness to come back and visit your subdivison/house!!

It is defintely not a good experience to me and my buyer and I really feel sorry for the company who hire a Cop instead of a onsite agent to welcome the buyer and buyer agent.

Moore Square Farmers Market and a featured "Green Plate Special" at Jibarra

The Moore Square Farmers Market continues for its fourth season in downtown Raleigh's charming Moore Square. The market takes place on Wednesdays, through August, from 10:30 am to 2 pm. Items for sale include a variety of seasonal fruits, vegetables and plants from local growers, pasture raised meats from local farmers such as Coon Rock Farm, and even NC seafood from Southport Seafood.

The market will also offer a range of handmade items from local artisans, including breads from La Farm Bakery, cheeses from Celebrity Dairy, and ice cream from Lumpy's. Crafters will be present on a rotating basis.

You can also enjoy live performances by local musicians and lunch items prepared by rotating restaurants and vendors. Michael Holland will be the featured musician on Wednesday, July 29.

In this issue, I would like to share with you some tips on how to get your house ready for the marekt.... it is all about timing, pricing, staging and marketing.

Timing
Timing is everything!! You want to list your house during the active buying months for your area. Sometimes you might not be able to time it exactly because of many uncontrollable factors. Then you need to count on the pricing strategy to make it up for the not-too-perfect timing.

Pricing
Remember that the right selling price is not what you think your house should be sold for, and the right selling price is the market price which is what most buyers would be willing to pay for your house. The right pricing strategy will help make your listing competitive in the market and beat your competition. Initial listing price is not necessarily the same as your selling price. You can also use the right pricing strategy to attract more traffic to showing your house, hence increasing your chance of selling it.

There are many different factors to set the right pricing strategy. Your Realtor is supposed to know the selling trends in your subdivision and can perform a free comparative market analysis to suggest the competitive selling price for your house. You should rely on your Realtor's input for the right pricing strategy.

Staging
Staging a house can make a big difference with the potential buyers. Staging is like giving your house a beautiful " make-up" -- making it look attractive and impressive to the potential buyes. The staging will give the potential buyers a totally different perspective of and a positive experience with your house. A house with professional staging sells faster than an empty house with nothing but just walls and flooring.

As part of the staging, I will schedule a walk-through with the sellers, show them which areas needed to be improved and agree to a staging plan if desired. (There are staging professionals who provide the services at a fee. It is money well spent though.) Then we will set up the time for me to come back for the actual staging -- de-cluttering, re-arranging furnitures as needed, adding furniture, pictures, accessories and decorations &..etc. to make the house look homey and appealing. After staging the house, pictures taking is also as important. You want your house shown beautiful in all of the marketing materials and "virtual tour" on the internet.
I know a lot of sellers would hire a professional to stage their house. A typical staging could take about 5-8 hours to complete and might cost you a $1000 to $2000 for their service. I do it for my sellers with a nominal fee if they request it. However I would typically not charge my client for staging if I list the house that I helped them buy. It is a token of my appreciation for their trust in me and my services.

Marketing
Many sellers think "Open House" is a great idea and can really help sell their house. Based on the statistics from National Association of Realtors and my professional experiences, "Open House" is not an effective and productive marketing tool. I do it only if the sellers ask for one.
I also sometimes do advertisement in the local newspapers as needed.

However, the most effective maketing is via the internet...personal web sites, blogs, various real estate portals and MLS (Multiple Listing Services) by the Realtor Association. (Based on national statistics, over 85% of buyers and sellers and agents search houses through the internet.)
When the house is ready for marketing after the staging, I will start to advertise in all the internet media even BEFORE I put the house in MLS. I will list the house on my website, blog, Realtors.com, Trulia, Zillow, Facebook and other portals to provide the maximum exposure for the listing. I also email the listing to all of my buyer clients which I am currently working with and pre-show them the listing if they are interested in it.

So, my buyer clients can get to preview the house even before it is marketed on the internet.

Results
One of my listings was under a contract in 3 days -- it was achieved just by following the above tips steps by steps; of course there was an element of price as well!! It really surprised everyone in the seller's subdivision including my seller since most of the houses in that subdivision were listed at least 2 to 3 months before any offer.

These tips I am sharing with you are proven and work well if you have the right preparation and right marketing plan and right price!!Anyway, please feel free to call me or email me if you have any question about selling or buying real estate in Triangle area!!

Chinese Embassy has granted the Chinese-American Friendship Association in North Carolina (CAFA-NC) the AUTHORITY to process Chinese Visa Application regularly. CAFA will accept the applications for local applicants based on their request and time.CAFA is planning to process the visa application in June, 2009. Please send your request about your application #, departure time to president@cafanc.org , CAFA will make a formal announcement to collect your passport and application documents on a give date and place.CAFA briefly summarizes some rules/regulations issued from the Embassy about the visa application for your reference.1.

Regarding Item 1.4 and 1.6 of the application form, "Hong Kong", "Macau", "Taiwan" or "Republic of China" (ROC) is not recognized as a "Country" or a "Former Nationality". It ought to be "China", "People's Republic of China" (PRC) or "Taiwan/Hong Kong/Macau, China".

2. American citizens can stay in Hong Kong for up to 90 days without a visa if not for employment, training, residence, investment or overseas study purposes.

3. Third country nationals need to provide a photocopy of their legal resident or visa status in the United States, such as a green card, work permit or valid visa.

4. When priests, pastors, ministers, chaplains and other members of the clergy and writers, journalists, reporters, publishers, photographers, broadcasters, producers and other professionals of the media apply for a tourist visa, the applicants will need to write a personal letter stating that their purpose of trip to China will be solely for tourism and they will not engage in any activities related to their occupation.

5. Chinese Americans born in Mainland China, Hong Kong, Macau and Taiwan should put down their Chinese names in Chinese characters when filling in the application form. Those whose passports do not display at least one previous Chinese visa will need to present a copy of either their previous Chinese visa, former Chinese (including Hong Kong, Macau, or Taiwanese) passport, or other official documents bearing their Chinese name.

6. Hong Kong, Macau or Taiwanese passport holders who have not acquired US citizenship should apply for a "Travel Document of the People's Republic of China" to enter mainland China. Otherwise, apply for a Chinese visa with their US passports.

7. First-time visa applications for children who were born in the United States and to a Chinese mother and/or father will require a copy of the applicant's birth certificate and a copy of either one of the parents' green card or US passport. Or else, apply for a Chinese Travel Document instead.

8. For Business (F) visa applications, an invitation letter from China and/or an introduction letter from the applicant's employer, or if any, other relevant supporting documents are required.

9. Applicants who have acquired at least two F visas or have been issued a multiple entry F visa within the recent past are eligible for a 2-year Business (FU) visa. Besides the cover letters, they will need to present copies of their previous F visas.

10. For Employment/Work (Z) visa, apart from a visa notification issued by an authorized Chinese unit (usually the foreign affairs office of the local government), please submit either one of the following documents:
1) Original Work Permit for Aliens issued by the Chinese Ministry of Labor and Social Security and its copy.
2) Original Foreign Expert's Working Permit issued by the State Administration of Foreign Experts Affairs.

11. For applicants who will be enrolled and study in China, in addition to the visa application form, copies of their school admission letter and JW202 (or JW201) Form (Visa Application for Study in China) should be submitted (Please note that the JW202 (or JW201) Form is not a substitute for the Chinese Visa Application Form). Those who will study in China for over 180 days will be issued a Study (X) visa, whereas an "F" visa will suffice those studying for 180 days or less.

12. Those applicants who wish to travel to Tibet and need to apply for a visa including entry into Tibet from the Visa Office should obtain a "Travel Permit" from the Tibet Tourism Bureau prior to their visa application. And those who plan to visit Urumqi, Turpan, Kashgar or other parts of Xinjiang Autonomous Region will need to present a detailed itinerary.

13. Once visa applications have been processed, no change of visa type, number of entry, duration of stay and pick-up date can be made due to its great inconvenience. Any misissuance of visas as a result of discrepancies between the code on the submission form and the request made by the applicant in the application form is the submitter's responsibility. Corrections of this kind will not be made at our cost.

14. It takes longer to process certain cases that require special clearances. Therefore, be advised that Chinese Embassy cannot guarantee that every application can be finished within 4 working days. Please let the applicant understand.

15. The Embassy reserves the right to suspend or withdraw a visa agency's authorization in case of any misuse of its self-drop-off rights, serious violations of our rules and regulations, too many erroneous submissions, or no / few submissions for an extended period of time.

Raleigh, Cary, Apex, Morrisville Housing Market Update April 2009

Welcome to my monthly eNewsletter!!
I wrote this issue while I was attending my final GRI (Graduate Realtor Institute) class in Kitty Hawk, NC. I finally earned my GRI designation in April, only about 19% of the Realtors have this designation.

The GRI designation requires intensive education in real estate investing, property management, 1031 exchanges, client value creation, listing strategies, negotiations and many other advanced topics. I hope I could leverage the knowledge and experiences I gained from GRI to better serve my clients and friends. I am also working toward my CRS (Certified Residential Specialist) designation to expand my professional network in this competitive real estate industry and give me up-to-date knowledge in the market trends. I will keep you posted about my CRS designation.

Today, many people especially first time buyers believe they can do all of the research on the internet themselves and make their decisions themselves without getting any professional advice. Many of them got entangled in the process along the way.

Over the years, I have seen people "got burned" in the real estate process and transactions because they don't have an Entrusted Real Estate Advisor. I strongly recommend that you get someone you can trust completely and can give you unbiased advice... you simply need an entrusted real estate advisor who not only can help you see the things you don't see yourself, and also not only give you valuable advice in the real estate process but also help you plan and execute your real estate transactions.

The professional real estate broker job is very demanding and requires tremendous experiences, excellence in execution and up-to-date knowledge about the local market trends and pricing. Sometimes I am really amazed by how some people who have a regular full time job in other industry and work as a weekend (part-time) real estate agent can really provide the best sevices and advice to their clients.

Look for the qualifications and client testimonials when you are selecting your "entrusted advisor" for your real estate transactions.

Here is the market update for Wake County in March and April per NAR data:

The statistics for the median home segments are as follows:

The most active segments are entry and mid-market. The highest percentage of Total Pending/ Total Active are in the entry level market segments (less than $250K price ranges).
Two buyer groups are driving the sales of those segments: first time buyers and investors. Many of those sales are "foreclosure" properties.

The weakest sales are in the luxury home sgements as expeceted due to the current economic conditions. The builders such as Toll Brothers and John Wieland had huge sales incentives in April to help promote their new homes which put more competitive pressure to the resales in the luxury home segment. Aside from these statistics, each subdivision has its own dynamics and sales trends.

Make sure you understand those data for your particular real estate transaction. So, I am helping many sellers to list their houses for sales during the prime time period (mid May, June, July and early August)........ and just want to give you guys a heads up that if you want to sell and sell it fast..... ACT NOW!!!!

Most of the houses I helped my buyer purchase in the past couple of months were all priced very competitively and I helped my buyer submit the offer almost the same date they were listed. So, I want to let you know you want to sell it this market and move very fast......it works if you know the magicial number -- "the right pricing strategy"!!!

Anyway, April defintely was a good month for my buyers. Even though there was more competitions than expected, I helped my buyers get some very good deals, no matter they were brand new, resale or foreclosure properties.

Is the local market "bottoming out"?
There are some tell tales signs... Are you ready for a warmer April?? In real estate, the local market is getting warmer and warmer for sure. Many builders, sellers, realtors found the local housing market started getting warmer in Februrary and actually heating up in March..... Let's hope this is not a just a blip.

Are you waiting and still waiting?
Maybe you still want to wait for a couple more months before you enter the market -- investing, buying or selling. However you might want to check with your local realtors for the latest market conditions. Many active and top performance Triangle realtors can tell you that there are a lot of activities in our market right now for homes in all price ranges . Regular home buyers and investors are getting some good deals. Sellers and builders are wlling to sell at some decent discount and even with some attractive incentives. There are some exceptions though. In some selective neighborhoods, the sellers are still asking for the full price and some buyers are still willing to pay. In any case, don't miss out this golden opportunity while you can still lock into the low interest rates and low home prices . There are also plenty of inventory to choose from.

Brand New Home Sales
Last week, I took a couple to visit a brand new subdivision inside the beltline and the on-site agent told us that there were only 2 houses left for while having that promotion. The next day we found out only 1 left and my buyers couple bought the last one. Of course, they got a very good bargain and are thrilled since they found out the builder buys down the interest rate to 3.75% which can save them $26000 in interests and offers other incentives like free HOA for a year, YMCA membership, paid all the closing cost for the buyer...e.t.c.Similiar situation with another client of mine for a higher price range house. . I took my buyer to look at another popular new subdivision in Cary with the new home prices starting from $300K and the on-site agnet told me they still had 3 houses left in the whole neighborhood. Next day, I found out there was only 1 left and the one my buyer likes was already gone!! Even for luxury home from $650K and up they are sold quicker than most of us think.We defintely noticed that more brand new homes were sold in March than in the previous few months. Sales in the brand new subdivisions is one of the indicators for our market conditions.

Foreclosure Home Sales
I was working long hours in March not only with many national and local home buyers but also many investors too. I helped one of my investors submit an offer for a foreclosure in Durham 2 weeks ago. The house was backed up by the golf course. We found out there were already 18 offers for that particular listing. We offered more than the asking price and still got out bid. Similar thing happened when I submitted another offer for a foreclosure listing in Clayton. We also needed to submit our highest and best offer to compete with others in order to get the house!!

For the First Time Buyers
Act now and take advantage of the low interest rate and tax credit for some good deals.

What should you do when submitting your offer?
Be realistic!! Don't just try to use a "low ball" tactic. It doesn't work any more. You might miss the deal just by a couple of thousands dollars if you don't really understand what a realistic offer price would be.Remember that the sellers and builders have already adjusted the asking prices to attract the buyers and investors to begin with. There are now more buyers and investors out there looking for the same good deals and are competing with you. I still have some home buyers expect they can slash $40K or $50K on the already low asking prices. Be honest with you -- I don't think the seller will even respond to such an "unrealistic" offer.
When in doubt about setting the "realistic prices" in selling or buying your house for your particular neighborhood, always consult with a real estate professional for free advice and assistance. The Triangle Housing market is picking up...

Do you feel the weather is warming up??? Not only the weather but the housing market in the Triangle...
I was showing 3 groups of custmer morning, afternoon and late afternoon and I don't think this only happen to me but most of the realtors in our area. I asked the onsite agent in some new subdivisions and they told me the traffic in past week was 2 times equal to the whole month in Februrary.

The reason is so simple... The buyers and investors already waited and waited and finally they knew the price cannot drop anymore and is really rock bottom and now they all jumped out and grabbed what they can grab...

Guess!! How many offers you can get for 1 listing??

I cannot remembered how many offers I got from my past listings...Maybe 1 or 2?? I never imagine you can get more than 4 or 5 offers at the same time. I just submitted an offer for my client and the listing agent told me she already got 18 Offers on her table!! I was laughing when I heard that and I meant....yes...I expect a lot to compete but not as much as 18!!!! I thought she was joking but actually she told me she don't wish to get so many offers at each of her listing...me too!!!
Anyway, we got out bid even thought we offered more than asking price and I really want to ask who said the housing market is bad and no one is buying???? At least...not in Triangle area!!!

NC Home Auction in Raleigh Convention Center

I attended the NC Home auction in Raleigh Convention Center and most properties I am interested were in the Raleigh and Durham areas. The REDU was orginally planned to auction 155+ properties but it ended up only have 60+ properties were auctioned. Also, most properties were located 1 to 2 hours away which I normally recommended to invest only in the area you familiar to reduce all the potential risks.

If you are new to auction, it is totally different from foreclosure or short sale cause you don't have that much time to think through. Besides, you also require to pay 5% buyer premium on top of the auctioned price. There were two properties I am interested actually sold at 15-18% discount than its original asking price after adding the buyer premium. I think it is comparable to foreclosure but not necessarily better than other distressed properties. The seller can set an undisclosed reserved price and the auctioner will bid up the price cause it did not meet the seller's reserved price. To me, auction is only worthy when there are not many bidders but the auction in Raleigh Convention Center was kind of competitive cause the bidders are bidding in the Ballroom, Charlotte and online bidding.
One thing I observed is that I found out there are a lot more investors this time than the one I attended couple months ago and honestly I can tell more buyers and investors are ready to get some good deals and will expect a lot more competition in our market.

According to US Census Burea, Raleigh Cary area was the fastest growing area in United State from July 2007 to July 2008. That means Triangle area is the top pick in most people's mind when they are thinking to relocate their families. Most of people moved here because of job opportunites and affordable housing and good schools. I personally helped a lot families to move to Raleigh Cary area and most of them moved here because of jobs and schools.

Time to think about where to invest your $ after filing your tax returns and hopefully with some tax refund checks coming..............

Local Market Update

Triangle home sales hit 10 year low in January , only 729 homes sold in Wake, Durham, Orange and Johnston counties and the average home price sold in the 4 counties was $205K, down 3.7%.In some areas in the Triangle market, home prices already dropped to 4 years ago or even lower.

However home prices are still holding up OK for some highly sought subdivisions. Our local housing market here is different from those in Florida, CA, Nevada and NY where there were lots of "flippers" artifically inflating the house prices in the last few years. For the Triangle area market, it had been stable growth like 4% to 8 % a year before the current financial crisis started to adversely affect our local market. Hence our local market has not been battered as bad as the other markets.

Competitions expected for those "Good bargains"

Most buyers got really good deals in 2008 but we expect more competitions in 2009. We already knew a lot of out-of state and international investors had come into our local market looking for the same good deals. They are competiting with our local buyers and investors. Federal Tax Credit for the qualified First Time Home Buyers. Currently, most of the buyers in our market are those first time home buyers and investors. Many of the first time buyers decide to enter the market now for the following reasons.

(1)Federal Tax Credit,

(2)Low interest rate,

(3)Rent Vs Own,

(4)Lots of inventories

(1) Ferderal Tax Credit

If you to close on your new home between Jan 1 2009 and Nov 30 2009, you may be eligible for up to $8000 Federal tax credits as long as you do not sell your home in 3 years. The tax credit will reduce your tax bill or increase your refund. You can apply this credit to either your 2008 or 2009 tax return. You are eligible if you and your wife earn $150K or less. Please consult with your tax accountant for advices and details.

(2)Low interest rate

Rates on the 30-year fixed-rate mortgage is at a record low not seen for a long time but of course, you will need good credit to qualify for the loan as the lenders have tightened up the qualification criteria.

(3)Rent Vs Own

The cost of owning a home versus renting is in at all times low, favoring home ownership, plus the low interest rate making monthly P&I even more affordable than before.

(4)Lots of inventory -- plenty of choices

There was a 9.6-month supply of unsold existing homes in January according to NAR. For new homes, the inventory hit a 13.3-month supply at the end of January. We also have some foreclosures and auction homes competiting for the same buyers.

Where to Invest??Stock? Real Estate? Cash?

Some people said cash is the safest place now.. Why? First of all, inflation is no where in sight and will probably be put in check by the Federal Reserve in the near term. Cash is definitely better than investing in the mutual funds and stocks market right now for those who have low risks tolerance level. Cash also gives you the power in negotiations in the current real estate market.

Investing in the real estate market is probably relatively safer than other investments right now. There are some good deals out there. As more people get disqualified for a mortage, there will be more people renting instead of buying their first "dream home". The rents are holding up OK in the Triangle residential market. (Commercial rental is in a total different situation. The renters have the upper hand. there.)

More importantly, real estate investing is less volatile than the stocks market. You can also minimize the risks in real estate investing by doing due diligence and smart investing strategy. At least you can feel like you are in more control of you own destiny than the stocks market which is out of the control by any individual investor.

The Fundamentals that made the Triangle so attractive in the past are still here.

--The local governments and Chambers of Commerce are still very pro business and continue to recruit new companies to come.

--This area is still sought after for companies planning to relocate. Good schools and good qualities of life had attracted lots of national or international transplants to raise their families here.

--These will probably be the same reasons for others to come in the future. Forbe Magazine just recently ranked Raleigh as the second best city for "where $500K can still live comfortably lifestyle."

--North Carolina is one of the most affordable states, and Raleigh and Cary have been ranked among the best cities to live for the past 10 years.

Every month, I plan to share some insights and different topics relevant to the local market with my fellow investors, friends and prospective clients in this monthly newsletter.

REO and Short Sell What is the difference between REO and a short sale?

-REO stands for Real Estate Owned. This is a real property that has already been foreclosed upon and is now owned by the bank.-A short sale in which the real property is still owned by the seller, i.e. the bank does not own the home yet but it does have to approve the sale, as it will be accepting less money than is owed on the property.

For our local market, the total number of homes sold in the Trianlge area in 2008 was 20580, down 28% from 2007. The median price of a home in Raleigh was $209,204. Foreclosed homes represented 10% of all transactions in the Raleigh area, compared to about 20% across the country. But the home prices in the Raleigh area dipped by 2.5 percent in the fourth quarter according to Zillow.

The word "Crisis" in Chinese = "Dangers (Risks)" and "Opportunities"
When we read the major local news for January, 2009, "company layoffs" and our first 6" of snow storm were the two biggies. Many of us enjoyed the snow with our kids but none of us is not weary of the current financial crisis.

We all know this economic storm we are facing now is a severe one and could affect some of us. What we can do now is to be paitent and cautious with any of our investment decisions. Being a bit more on the conservative side right now is not a bad idea at all.To be prudent with our investment decisions, it is time to evaluate our own professional, financial and personal situations.

I just helped a few investor clients closed their commerical and residential property purchases. Compared to 2 years ago, more transactions were cash offers and I was able to negotiate some really good deals for my investor clients. In some cases, with 20% or more discount from the already low asking prices. I can tell you right now that if you have enough cash or equity, you can experience their power in your negotiations.

Power Of Cash
Back to 2 or 3 years ago, borrowing money for property puchase was easy and leveraging was the king. All of these create an imbalance of supply and demand. Cash offer is most preferred by the sellers especially for the foreclosures and bank-owned properties. Typically the deal with cash offer can be closed in 2-3 weeks. A cash transaction also reduces the level of uncertainty for the sellers and the bank....no waiting and guessing for loan approval for the buyers. In this buyers' market, the negotiation leverage is in favor of the investors and buyers with cash. Take advantage of it.

Home Equity Line of Credit -- "Power of Equity"
If you have enough equity in your house, you don't need to have plenty of cash in your regular savings account before considering a cash offer. You can take advantage of the competitive rate for the home equity line of credit out there. The Home Equity Line of Credit (HELOC) right now is Prime +/- 0.01 and is around 3.25%. I am aware of HELOC rate as low as 2.99%. You just need to know where to find it and how to negotiate for it. The loan approval process in some cases could take less than a week depending on your equity position, credit history and other factors. Again, leveraging the power of equity is one of the best options. In the near term, the prime rate is expected to stay relatively low. You don't have to worry about rate hike in the short term. Consider this options seriously in your strategy.

Believe the numbers, not your guts......
As an investor, remember you or your family don't necessarily live in the purchased properties. Your selection criteria should be different from those for buying your personal home. Let the numbers do the talking. You need to calculate the ROI (Return on Investment). Also, make sure you add all costs such as repairs, vacancy, taxes, maintenance, insurance..e.t.c and then you will have a more accurate ROI. There is no better time to leverage the "Power of Cash" and "Power of Equity" now.

Real Lesson to all our fellow Realtors!! True Referral or not....!!!
I want to share with my fellow Realtors a true story that happened to me. I had a realtor called me and said he can refer someone to me. He asked me for referral fee and I said that's fine with me.
I made a BIG mistake. I signed the referral agreement without asking him the name of the prospect. (He said it was urgent and I just flew back from Hong Kong after 2 weeks of vacation and still had my jet lag.) He said he will fill in the name of prospect for me and sign it and then return the completed from back to me. This Realtor did not call me or email me back anything. He went silent. I kept waiting for his reply. (Actually, at that time, the referral agreement was not valid since he never sent me back a signed copy with his signature and the name of the prospect.)
Two weeks later, he called me and said, "Did my customer call you?" I said, " You never told me the name of the prospect." Then, he mentioned my friend's name and I was like what??? You are going to refer me my friend that I have been working with for the last 6 months??? This was not the end of the story...
I asked my BIC and he told me first the referral agreement without the prospect's name is invalid. I found out later that this realtor had also referred another realtor to my friend. So, I was wondering how a realtor can refer the same prospect 2 or 3.....times?? (I guess he knew the referral agreement was invalid and went ahead to refer another realtor to my friend. I just don't know his circumstances.)
Here is what I learned. Please be beware that when other realtors that you don't know call you and tell you that they can refer clients to you. The first thing you need to ask them is what the name of the referred customer is! If they are hesitant to share that with you or refuse to put the name of prospect in the referral agreement, be on alert.
When I refer my friend to other realtors in other states, I personally interview them and talk to them first. At least I am convinced that the realtors are suitable for my friends and can do a good job for them. I would definitely share the prospect's name with the relators.
Next time, if you picke up a phone call when a realtor said they can refer you a customer, please remeber to ask "What is the name ??" and don't sign a referral agreement without a name on it!!
I learn this lesson a big time and I hope you will not make the same mistakes I made!!

Hope you all had a wonderful time with your families and friends over the holidays. The year of 2009 (Year of the Bull) will present plenty of opportunities and challenges for the home sellers, buyers and investors.

An optimist stays up until midnight to see the new year in. A pessimist stays up to make sure the old year leaves. ~Bill Vaughan

As we approach 2009, there are a lot of uncertainties and fear in the market. I think of the old quote: "Nobody knows Nothing" . In the end, it is not how the market behaves but it is how you behave.

Investment Opportunities in 2009

For those who are planning to participate in the Triangle real estate market in 2009, you need to have a planned and researched action steps to a better 2009? Here a few modest tips to become more effective within this type of market:

1)Be prepared to aggressively seize opportunity. In this market, positive opportunities are far out numbered by the negative opportunities. Try not to let the positive opportunities pass you by.
2)When you plan your detailed action steps, include both positive contingencies and negative contingencies for yourself and/or business models.
3)Understand the latest market conditions before acting, and be reminded that you need to be paitent if you are the sellers and need to be agile if you are the buyers or investors.
4)In any case, make sure you have the right strategies in place before any of your actions. Consult a real estate professional as part of your planning and preparation.

Challenges and Opportunities with Foreclosure Properties and Listings

In the last several months, I had lots of my home buyers and investors who were interested in buying bank owned and foreclosure properties. Honestly, some properties in that segment of the market were good buys and the house conditions were good. The banks or mortgage companies priced them to sell. For those properties, they are typically sold within 1 month or as soon as they are listed as there are many other investors on the look-out for the deals.

On the other hand, there were some foreclosure properties which we may surprise by their conditions and there were quite a few eye opening experiences for my buyers!! There was one house which is only 3 years old but we had to fled within 5 minutes. Because once we opened the door, we not only saw lots of trashes but also found at least hundreds of cockroaches inside the house and some of them are still moving around.

Another bank owed property which all the carpets, vinyl floors and sheetrock were removed (because of the mold and water damages). No one could imagine such conditions of both houses from the outside. But most foreclosure listings only shown the exterior pictures and sold AS IS.

I normally recommend to my buyers who are interested in buying those bank owned and foreclosure properties that they only buy those in fairly good conditions and are priced competitively. Also, hire a home inspector to inspect the property as well as a general contractor for estimating the cost of repair.

Aside from these opportunities, for those who have higher risks tolerance level and have experiences in home remodeling and reparing, buying a property from auction might be another viable opiton for a deal. Of course, higher potential financial rewards comes with potential risks and headaches from buying a property in an auction. Feel free to contact me if you are interested in this.

What to Expect if You Are Planning to Sell in 2009?

With the rise of bank owned and foreclosure properties in the local Triangle market, it will continue to put pressure on the traditional resales segment. The uncertainty of the national economy and job security will continue to be a drag for those who would trade up from their starter homes. In general, the local Triangle market is expected to remain the buyers market in 2009 especially in the first half of 2009.

If you are planning to sell your house in 2009, consult with a real estate professional to get a CMA (Comparative Market Analysis) for your neighborhood and get the latest statistics in buying/selling trends so you can set the right pricing strategy and maketing plan to reach out the propsective buyers and investors and sell your property.

Downtown Raleigh Condos and other new developments...

I was invited to visit my friends' new condo located at RBC plaza from which we can overlook the whole downtown Raleigh, capitol and all the surrounding areas. It is only about 5 minutes walking distance to the Marble Kids Musesum. We walked there lesiurely with the kids and spent a couple of hours fun time at the museum.
After we walked back to RBC Plaza, the kids and adults enjoyed a Disney movie in the "home theater" at the RBC clubhouse. On the 23rd floor where the club house is located, there are a huge outdoor patio area and a swimming pool. Inside the club house, there are a gym room, big kitchen area, a pool table and game tables for residents to use -- a great place to relax and hang out. My daughter kept telling me we need to go back to "Uncle Bruce's hotel room". It is true that living in the condo is just like living in a hotel -- you have all kinds of amenities inside and you can walk to the restaurants, shops, museums...e.t.c. It was such a great experience because you can enjoy city living without the big city hustle and bustle yet. No one could have thought that "city life style" would be in Raleigh a couple of years back.
But now, Downtown Raleigh is having more and more new condo developments such as West, Qorum and 222 Glenwood (they are having a closeout Sales right now ) in the Glewood South area which is more convenient to shops and restaurants and is more established. RBC Plaza is more close to the museums like Kids Marble Musesum (and Imax theather) and Museum of Natural Sicenses and is more central to the activities and events. There are choices and options for sure.
City living is finally here in downtown Raleigh. With the new convention center, new Marriott hotel, to be built City Plaza, Campbell University Law School and more offices relocating to downtown, the "new and trendy" city life styles in Raleigh downtown is getting more exciting and thriving.
Downtown Raleigh is divided into 4 major districts: Glenwood South, Warehouse District, Capital District and Fayetteville Street District. Each district is with its unique appeal and characteristics.

After Hasentree was reported in trouble not too long ago, St Lawrence Homes is also reported in the news that it has more than 400 liens on its unsold homes and lands for the contractors' fees related to building materials, labors and advertising..e.t.c
Right now, as the Triangle Homes Sales dropped nearly 40% compared to last year and the Triangle area builders not only need to compete with others builders but also with those foreclosures, Short Sales and bank seized properties now flooded in the market. The builders are motivated to move the inventory and are cautious about building any "spec homes".
According the economist of Wachovia, the receission will continue at least until to 2nd quarter of 2009 and I am working with investors and bargain home buyers. In my opinion, right now is the golden opportunity to buy and I am making offer for my customers weekly cause with the interest rate cut and all these good deals popping up. You need to be fast in order to take advantages in existing market.

As you are reading my monthly e-Newsletter, my family and I are enjoying our family reunion in Hong Kong. We will be back to North Carolina on December 5.
As the holidays are approaching, I would like to wish you and your family Merry Christmas and Happy New Year!!

I also want to take this opportunity to thank you all entrusting in me, and giving me an opportunity to work with you and become your friend. I want to express my deepest gratitude and let you know that your confidence and trust in me motivate me everyday to do my best for you and your friends.

The Triangle Housing Market Update

The home showing dropped 16% compared to last year and the supply of homes in Triangle grew to 8 months and the average day on market is 87 days. The expired listing doubled to 871 and more sellers willing to reduce prices. The local home sales dropped 37% in Durham, Johnston, Orange and Wake counties and we had the slowest home sales in the Fall in seven years.
Our overall house values in this area are still holding up fairly as compared to other bubble bursted states and the average home prices climbed slightly in some neigborhoods.
As we look forward to the next several months, the worry of economic recession or even deflation could put some downward pressure on home prices nationally and locally. There are increased supply of homes in our market including those for forclosures, and many builders are slashing their prices to move inventory and attract buyers.
Having said that, I personally still have confidence in the resilience of our local real estate market and expect that our local market is going to rebound sooner and faster than the national average. Site Selection magazine picked the Raleigh - Cary area again this year as one of most competitive cities for corporate relocation and economic development. We still have the competitive talents pool and favorable government incentives to attract new businesses to the Triangle area.
We continue to see investors (locally, nationally and internationally) are looking for commercial and residential properties investing opportunities in the Triangle area. The prices are attractive and the dollar is weak. These investors also have confidence in our market for a quick rebound.
I am personally working with investors from overseas like Brazil, Canada, Australia and Asia and they all are ready to pay cash to buy investment properties in United States.
Our local real estate market has been slowing down and it is currently a buyer's market for sure. There are some great potential buying opportunities for the prudent investors and first time home buyers. For the propective sellers, one could still sell your home with the right pricing strategy and focused marketing to the right buyers.

The sales activities for the $450K or above range houses decreased but the activities around the $200K range increased due to the incentives offered by both the government and builders.

Real Estate Auction in Raleigh, Cary, Apex, Morrisville and Greater Triangle Area in North Carolina

I just back from a Lender-ordered Auction for the unsold homes and lots in Raleigh which the builder gone bankruptcy. It is surprisingly found out there are a few investors there and land developer. The lots and houses finally sold at at least 30% or more from the current market price. Of course, you need to take the risk that you only have 2 hours to preview these houses.
But all these are calculated risk and so if you know the area well and this is not a bad choice at all.

The Putle Harmony subdivision is one of the hottest subdivisions in West Cary.

They divided into Haromony Glen, Pointe and Reserve and the single family homes starts from $300K to $500 and up. They have a very good amenties like swimming pool, tennis court, playground and is a very well planned and built communities.

Many people asked me "Where is the Asian Grocery or Supermarket in Triangle?"

There are two popular grocery stores
(1)Grand Asia Supermarket in Raleigh (Close to Cary Crossroad)
You will see Chinese food, bakery, live fish, ...e.t.c. Honestly, you will find not only Chinese food but also Thai, Vietnam, Indonesia, India, Japan,...e.t.c I think you will find a good mixed of variety and you will surprise they carry so many things not only food and drinks but even shampoo, toys, oriental decoration, movies, CD...e.t.c

The second one is A&C Seafood supermarket over Garner which you will able to find a lot of oriental food, snacks, ...e.t.c
Both of them are very good in price but it really depends which you lived. If you lived over Cary, Apex, Morrisville, Holly Springs, ...e.t.c Grand Asia will be the one more close to you. On the other hand, if you lived in Raleigh and Garner area, you will find A&C seafood supermarket is closer than Grand Asia.

Seller want to retain possession after closing??

Seller want to retain possession after closing?
I just helped my buyer put an offer and the offer is accepted by the seller. My buyer got a very good deal cause the house is well maintained, taken care by the owner and the house met all my buyer's need. But the problem is the seller need two more days to move out from the house. That means my buyer will close on the house on Monday but they can only move into the house on Thursday!
Why??? The seller told us they bought a new house in a nearby subdivision and they will have a back to back closing in the same day. So, they need the money from selling their house to pay for the new home purchase.
In this case, what should you do?

Imagine what if the house burn down by fire? Who will responsible? What if the seller's moving company damaged the house while they move out??
Since my buyer really like the house and if they don't help the seller to first close their house and so the seller can move out to their new house, my buyer cannot move in.

We will sign seller possession after closing agreement and ask the closing attorney to structure the arrangement so my buyer's interests will be protected. It need to state out clearly not only the utilities and rent but also the worst case happen like someone get hurt while moving out or unexpected incidents.
