Downtown Raleigh Condos and other new developments...

I was invited to visit my friends' new condo located at RBC plaza from which we can overlook the whole downtown Raleigh, capitol and all the surrounding areas. It is only about 5 minutes walking distance to the Marble Kids Musesum. We walked there lesiurely with the kids and spent a couple of hours fun time at the museum.
After we walked back to RBC Plaza, the kids and adults enjoyed a Disney movie in the "home theater" at the RBC clubhouse. On the 23rd floor where the club house is located, there are a huge outdoor patio area and a swimming pool. Inside the club house, there are a gym room, big kitchen area, a pool table and game tables for residents to use -- a great place to relax and hang out. My daughter kept telling me we need to go back to "Uncle Bruce's hotel room". It is true that living in the condo is just like living in a hotel -- you have all kinds of amenities inside and you can walk to the restaurants, shops, museums...e.t.c. It was such a great experience because you can enjoy city living without the big city hustle and bustle yet. No one could have thought that "city life style" would be in Raleigh a couple of years back.
But now, Downtown Raleigh is having more and more new condo developments such as West, Qorum and 222 Glenwood (they are having a closeout Sales right now ) in the Glewood South area which is more convenient to shops and restaurants and is more established. RBC Plaza is more close to the museums like Kids Marble Musesum (and Imax theather) and Museum of Natural Sicenses and is more central to the activities and events. There are choices and options for sure.
City living is finally here in downtown Raleigh. With the new convention center, new Marriott hotel, to be built City Plaza, Campbell University Law School and more offices relocating to downtown, the "new and trendy" city life styles in Raleigh downtown is getting more exciting and thriving.
Downtown Raleigh is divided into 4 major districts: Glenwood South, Warehouse District, Capital District and Fayetteville Street District. Each district is with its unique appeal and characteristics.
If you are interested to know more about the city living in Downtown Raleigh and Five points area, please feel free to email me or call me for more information.

More Home Builders in Triangle in trouble

After Hasentree was reported in trouble not too long ago, St Lawrence Homes is also reported in the news that it has more than 400 liens on its unsold homes and lands for the contractors' fees related to building materials, labors and advertising..e.t.c
Right now, as the Triangle Homes Sales dropped nearly 40% compared to last year and the Triangle area builders not only need to compete with others builders but also with those foreclosures, Short Sales and bank seized properties now flooded in the market. The builders are motivated to move the inventory and are cautious about building any "spec homes".
According the economist of Wachovia, the receission will continue at least until to 2nd quarter of 2009 and I am working with investors and bargain home buyers. In my opinion, right now is the golden opportunity to buy and I am making offer for my customers weekly cause with the interest rate cut and all these good deals popping up. You need to be fast in order to take advantages in existing market.
Anyway, if you are interested to know more about investing or buying in Triangle area, please feel free to email me or call me for any question.

My 2008 Grand Prizes are...

2008 is almost over and my 2008 Grand prizes are when I received my clients' recommendations.
From all these testimonies, I knew I am making the difference in their lives!!I would like to share all these testimonials with you which I viewed them as my Grand Prizes in 2008..

1st time home buyer from New York
Hannah provides the entire package of the home-buying process. She is highly energertic and cares highly for her clients and is purchasing theh house as if it were her very own."
Client from Raleigh
"Hannah is very professional and kind real estate agent. She did wonderful job for my house researching and purchasing. I will definitely recommend her and use her as my agent again."

Client from Canada
"We just moved to The Triangle Area from Canada and bought the first home in the US with the help from Hannah. She is absolutely incredible to work with! She is enthusiastic and determined to help her clients. She is extremely knowledgeable about all aspects of real estate, and also an excellent resource for everything related to purchasing a house. She protected my interest at every turn and in every little detail I felt completely at ease and confident in her. I can't express enough how much I appreciated her and how truly lucky I was to find her." October, 2008

Client from Wisconsin
"My family was so lucky to have Hannah as our realtor. We are very grateful of her efforts in completing our purchasing of a new house in Cary. In additional to her deep and detailed knowledge and experience in realty, which have made her a successful realtor, what impressed us most was her responsibility. She participated in every event of the purchasing, from lot selection to inspection, from walk-through to closing. She bridged the gap well between the builder and us. It was her hard work that made us worry the least. We really enjoyed working with Hannah through the whole process. She is such a person that you can not only have her as your realtor but your friend. In a word, she is a person that you can trust her completely." July, 2008

Client from Raleigh
"I know I can trust Hannah to handle the sale of my house for me. She provides excellent service as a real estate agent." July, 2008Client from Cary"Hannah was very patient with us, as we took a long time to decide on a house. She was always very flexible and full of energy. She is quite experienced with this area, and is constantly building up a network of good repairman, movers, and other service providers. She is also very vocal and can be a good person to have on your side for negotiation." July, 2008

Client from Charolotte,NC
"This is the 1st time I worked with Hannah and she is awesome, professional, helpful, knowledgeable. Since the whole case had very inexperienced loan offercer and selling agent, Hannah not only helps me as a client to understand the problems, she also chips in her knowledge to help solving most difficult situations with other parties. I had been working with several agents to purchase houses/condos before, I can be sure that I will refer Hannah to the other people/friends." July, 2008

Client from New York
"Hannah is a very enthusiastic person. She is very professional and accessibal as well." July, 2008

Client from Durham
"Hannah is a trustworthy agent. She tells us not only the good side of a house, but also the bad side. This makes us feel confident when we made the final decision. We are very satisfied with her service. We will definitely recommend Hannah to others." June, 2008

Client from Maine
"Hannah was a huge help in our move down from Maine. She's very sweet and easy to work with - I definitely recommend her!" June, 2008

Client from New Jersey
"Hannah is a wonderful real estate agent, but she is also now a friend. When I first moved to NC from another state, Hannah was one of the first to make me feel welcomed to the area. She knows the area well, and is always willing to take that extra step to help out. We would use Hannah again in the future." June, 2008

Client from Texas
"My wife and I are very impressed with Hannah's professionalism and willingness to accommodate our requests every time. She was so willing to work with us to get us the best deal for our buck. We would highly recommend Hannah anytime." June, 2008

Client from Altanta
As a buyer's agent, Hannah provided excellent service with solid information/analysis, diligent communications and overall a quality job." June, 2008

Client from Cary
"Hannah is hard working, reliable, takes time to negotiate between all persons involved in a transaction. She is focussed, goal oriented and a pleasure to work with. Would recommend her without hesitation. Shailesh" June, 2008

Client from San Jose, CA
"Hannah was a trusted agent with a very high integrity and professional knowledge. She was always willing to work an extra mile to get the great results for the client. I am very satisfied by the services she provided. I highly recommend her as a real-estate agent for any ones who want to hire a high notch professional in this field." March, 2008

Client from Florida
"We selected Hannah as our buyer's agent when purchasing our home in 2007, having moved to the Triangle area from out of state. We had very specific criteria about the home we were looking for, so perhaps not the easiest clients to work with; however Hannah exceeded our expectations in all aspects of the home finding and buying experience. Hannah is very knowledgeable about real estate in the Triangle area. She always accommodated our schedules (including our 1 and 2-year-old kids underfoot). We looked at a lot of homes, but finally found the perfect one and are very happy with our home. It was a pleasure working with her both on a personal and professional level." March, 2008

Client from New York
"We purchased our first home in April 2007 and Ms. Hannah was recommended through a relative of ours. Since we did not know RTP area well, demographically speaking, we were very thankful that Ms. Hannah was able to educate us about the various towns and what it has to offer. We found her to be personnable and dependable. She listened to what my husband and I were looking for in our first home. We also felt that she was looking out for our interests, as a first time home owner, and not her own. I highly recommend Ms. Hannah if you are not familiar with the process of buying a home and looking to buy a home in the Raleigh, NC area. Her integrity is reflected both in her work and character." March, 2008

Client from Cary
"Hannah is our buyer's agent. I really want to select all the attributes offered (great results, personable, expert, good value, on time, high integrity and creative), but I am limited to only three. So I selected the three attributes that matter the most to me. The thing I appreciate most is that Hannah is customer-oriented. She really puts her customer's benefit first, not hers (i.e. commission). She is capable, knowledgeable, reliable yet humble. She is always available and prompt to satisfy our needs. The experience of working with her is so wonderful that I will definitely work with her again if I ever have the need." February, 2008

1st time home buyer from New York
"Hannah takes great responsibility for customer accounts. With her wide knowledge and experience on the professional position, she helped me to settle good price with seller. As you need help, she is always ready to do it." February, 2008

Client from San Jose, CA
"Hannah has been a great realtor to work with in our search for a home for my parents. She had promptly showed us properties at the last minute notice several times, and has been very resourceful about finding out the comps of the areas that we were interested in. Hannah is also very personable, and I would definitely recommand her and use her in the future." February, 2008

Raleigh, Cary, Apex, Morrisville Real Estate Times December 2008

Greetings from Hong Kong!!

As you are reading my monthly e-Newsletter, my family and I are enjoying our family reunion in Hong Kong. We will be back to North Carolina on December 5.
As the holidays are approaching, I would like to wish you and your family Merry Christmas and Happy New Year!!

I also want to take this opportunity to thank you all entrusting in me, and giving me an opportunity to work with you and become your friend. I want to express my deepest gratitude and let you know that your confidence and trust in me motivate me everyday to do my best for you and your friends.

The Triangle Housing Market Update

The home showing dropped 16% compared to last year and the supply of homes in Triangle grew to 8 months and the average day on market is 87 days. The expired listing doubled to 871 and more sellers willing to reduce prices. The local home sales dropped 37% in Durham, Johnston, Orange and Wake counties and we had the slowest home sales in the Fall in seven years.
Our overall house values in this area are still holding up fairly as compared to other bubble bursted states and the average home prices climbed slightly in some neigborhoods.
As we look forward to the next several months, the worry of economic recession or even deflation could put some downward pressure on home prices nationally and locally. There are increased supply of homes in our market including those for forclosures, and many builders are slashing their prices to move inventory and attract buyers.
Having said that, I personally still have confidence in the resilience of our local real estate market and expect that our local market is going to rebound sooner and faster than the national average. Site Selection magazine picked the Raleigh - Cary area again this year as one of most competitive cities for corporate relocation and economic development. We still have the competitive talents pool and favorable government incentives to attract new businesses to the Triangle area.
We continue to see investors (locally, nationally and internationally) are looking for commercial and residential properties investing opportunities in the Triangle area. The prices are attractive and the dollar is weak. These investors also have confidence in our market for a quick rebound.
I am personally working with investors from overseas like Brazil, Canada, Australia and Asia and they all are ready to pay cash to buy investment properties in United States.
Our local real estate market has been slowing down and it is currently a buyer's market for sure. There are some great potential buying opportunities for the prudent investors and first time home buyers. For the propective sellers, one could still sell your home with the right pricing strategy and focused marketing to the right buyers.
Please feel free to send me an email if you have any question about buying or selling your home.

Hello from Hannah!

If you are intested in properties investment (commercial or resdiential), you can join the NC Real Estate Investors Club which I helped my investors and buyers to look for great real estate deals. (http://finance.groups.yahoo.com/group/Realestateinvestorsclub_NC/)

There will also be helpful tips in this monthly e-Newsletter for prospective home buyers and sellers plus informative articles about real estate transactions in general.

I hope this monthly e-Newsletter serves as a good source of information for the investors and prospective buyers and sellers. Feel free to drop me an email if you have any question about the Triangle area real estate market or any suggestion about future topics for this e-Newsletter.

Here it comes......

Based on the latest statictics and personal experieces, the real estate market both commerical and residential in the Raleigh, Cary, Apex and Morrisville area has been showing a sign of slowdown as compared to last year. The sales activities for the $450K or above range houses decreased but the activities around the $200K range increased due to the incentives offered by both the government and builders.

Do you want to know which subdivisions are top selling neighborhoods in the Triangle??

Cary: Cary Park, Preston, Amberly

Apex: Haddon Hall, Miramonte, Scotts Mill,

Raleigh: Brier Creek, Eagle Ridge, Renassiance Park, Bedford, Hedingham, Wakefield Planation

Real Estate Auction in Raleigh, Cary, Apex, Morrisville and Greater Triangle Area in North Carolina

I just back from a Lender-ordered Auction for the unsold homes and lots in Raleigh which the builder gone bankruptcy. It is surprisingly found out there are a few investors there and land developer. The lots and houses finally sold at at least 30% or more from the current market price. Of course, you need to take the risk that you only have 2 hours to preview these houses.
But all these are calculated risk and so if you know the area well and this is not a bad choice at all.

If you are interested to learn more about the real estate auction in North Carolina, please feel free to email or call me for free listings.

Grand Asia Market and A & C supermarket in Raleigh (Asian Grocery)

Triangle Oriental Supermarkets

Many people asked me "Where is the Asian Grocery or Supermarket in Triangle?"

There are two popular grocery stores
(1)Grand Asia Supermarket in Raleigh (Close to Cary Crossroad)
You will see Chinese food, bakery, live fish, ...e.t.c. Honestly, you will find not only Chinese food but also Thai, Vietnam, Indonesia, India, Japan,...e.t.c I think you will find a good mixed of variety and you will surprise they carry so many things not only food and drinks but even shampoo, toys, oriental decoration, movies, CD...e.t.c

The second one is A&C Seafood supermarket over Garner which you will able to find a lot of oriental food, snacks, ...e.t.c
Both of them are very good in price but it really depends which you lived. If you lived over Cary, Apex, Morrisville, Holly Springs, ...e.t.c Grand Asia will be the one more close to you. On the other hand, if you lived in Raleigh and Garner area, you will find A&C seafood supermarket is closer than Grand Asia.

Why companies still come and pick Cary and RTP area as their strategic site??

Jobs Still coming To Cary Why?? Quality of the labor pool and...

Even though we know the unemployment rate in United States is at its all time high and still company like HCL (Indian based IT companies) still pick Cary out of the final 30 locations and is planning to hire more than 500 jobs in couple years.

Companies they are still expanding like Fidelity, Siemens Inc, Epic Games, Healthways Inc, PharmaNet, Kellogg, Plygem and Singh Development..e.t.c

We defintely cannot exempt from all the financial and housing problems that happening in our country but the roots in here are so strong that once the economy drought pass away and you can able to see a much faster recovery and rebounce here than most of the other area.
