I just back from a Lender-ordered Auction for the unsold homes and lots in Raleigh which the builder gone bankruptcy. It is surprisingly found out there are a few investors there and land developer. The lots and houses finally sold at at least 30% or more from the current market price. Of course, you need to take the risk that you only have 2 hours to preview these houses.

Seller want to retain possession after closing??

Seller want to retain possession after closing?
I just helped my buyer put an offer and the offer is accepted by the seller. My buyer got a very good deal cause the house is well maintained, taken care by the owner and the house met all my buyer's need. But the problem is the seller need two more days to move out from the house. That means my buyer will close on the house on Monday but they can only move into the house on Thursday!
Why??? The seller told us they bought a new house in a nearby subdivision and they will have a back to back closing in the same day. So, they need the money from selling their house to pay for the new home purchase.
In this case, what should you do?

Imagine what if the house burn down by fire? Who will responsible? What if the seller's moving company damaged the house while they move out??
Since my buyer really like the house and if they don't help the seller to first close their house and so the seller can move out to their new house, my buyer cannot move in.

We will sign seller possession after closing agreement and ask the closing attorney to structure the arrangement so my buyer's interests will be protected. It need to state out clearly not only the utilities and rent but also the worst case happen like someone get hurt while moving out or unexpected incidents.

Housing Market is Falling??

Everyone is talking about the Real estate market is falling here. Honestly, I will tell them now is the best time to buy cause back to 3 or 4 years ago, you can never ever to negotiate with seller like you can do now. I got lots of phone calls and emails about buying all kinds investment from residential to commerical. Some of my trade up clients want to buy a basement home which they only need to pay a small difference after they sell their exisiting houses.

Also, the fundamentals here is so strong:

1)No Bubbles in Triangle- If you lived in California or other states like New York, New Jersey, Florida.....e.t.c double digit growth every year was very common back to 2001-2005. Everyone was in real estate no matter what their full time jobs were. They can be condo flipper, investor and it seems to me that you should at least owned 2 houses.

But Triangle is always like 5-6% appreciation in the past which compared to other states seems not attracting at all. We did not have lots of investors here and so the pressure from investors to unload their investments here relatively not that big compared to other states.

Strong Employment market - When you open the papers and you will see there are so many companies picked RTP, North Carolina as their strategic site. We have abundant PhD, top talents and skilled workers to hire. Many CA companies have an office in RTP would defintely understand that. More and more of their California workforce asked to relocate to North Carolina. Demand for the housing market is still strong even though I heard most of the companies had hiring freeze. Still, we expect lots of out-of-state family move here for better job and affordable housing.

Affordable Housing - If you want to find a house close to work, close to shopping, very good school and very close to airport....e.t.c I am sure you can find something like this but how much can you afford? In Triangle (Raleigh, Cary, Morrisville, Apex..e.t.c) You can easily find something very nice under $280K.

Excellent School - If you want to move in a good school neighborhood in some states, it will cost you at least a million to live close to the school cause the area with good schools are so expensive to afford. But you will find here if you want to live in the very school neighborhoods, you still have plenty of choices from condos, townhomes, starter homes...e.t.c.

Selling your house in Raleigh, Cary, Apex, Morrisville and RTP area, North Carolina

We all know the good tims for seller is gone and you know how many reduced listings everyday and so if you are buyer in this market. I want to tell you it is lots of bargain out there but there are lots of bargain hunters in our market too.

Anyway, if you are trying to sell your house right now, it doesn't matter it is good time or bad time, you need to be realistic and willing to change when everyone is changing.


1)Curb appeal - Your lawn condition and landscaping sent a strong message to the potential buyer that the seller take good care of the house or not. I have a few incidents that when we stopped in front of the house and my buyer told me we can skip that house. Why?? The front yard was full of weeds and there was no sign that the seller spent anytime outside.

Buyers really like to use their imagination and based on what they see and guess how good/bad the owner is. So, if you don't have time to mowe or take care your lawn, contract out and cause it sent a Huge message to the buyer.

2)AC/Heat is OFF/ON - You cannot imagine my buyer and I went into a very nice house with basement but we all left less than 5 minutes. It was 100 degree outside and the AC was off. You can imagine how hot we were down in the basement. Also, don't turn the heat off when outside is only 10 degree

3)Smell/Taste - If you like to cook food with strong smell or your house has bad ventaliation or you smoke, please go outside the house cause the smell will soak into the carpet and it is very hard to clear the smell. You can use the reed diffuser, smoke eater or some sense candle but my best suggestion is really don't let any smell hinder your buyer.

4)Pre-inspected the house - If you already pre-inspected the house and already fixed them and is ready to move in. Even if you don't fixed and it saved your buyer couple hundred and they can just consider the repair cost. It can speed up the process and reduce the chance to re-negotiate the repair cost again and again.

5)Handyman touchup job - I will recommend if you are still compete with your builder and you may want to have a handyman to touch up most of your comestic works and fix the squeeky floor. Especially if the builder will still warantty 1 year and you will not or you can throw a AHS warranty at least make them feel better.

Raleigh-Cary area rose from No. 10 to No. 2 this year and Durham jumped from 74th to 21st.

2)Pollina Real Estate Corp. named North Carolina as the No. 1 Top Pro-Business State;
3)Development Counsellors International ranked North Carolina's business climate as the second best in the nation;
4)Forbes rated North Carolina No. 4 on its 2008 list of The Best States for Business;
5)Site Selection magazine listed North Carolina as the state with the top business climate six of the last seven years.

According to the latest Best-Performing Cities survey from economic think tank the Milken Institute. More college students will go to New York or Washington after grauduation but now Raleigh-Cary is their first choice. Why?? Tech giants like IBM, Cisco Systems and SAS Institute, GlaxoSmithKline are the largest employers in the region.

In addition, Duke, NCSU and UNC-Chapel Hill combined also are the big players in the region.
